Structural Engineer’s Reports

If you are planning alterations to your home we would love to get involved at an early stage, meeting with you to discuss your proposals, inspecting the existing structure and providing structural calculations for Building Regulations submission and for your Contractor to work from.


Building Defect Investigation

We can investigate the many and varied defects that can occur to building structures, whether that be a potential subsidence problem, defects to existing structural elements or even water penetration. Whatever the building defect we can help.

We will carry out an initial inspection to determine the likely causes of the defects present and then advise on the extent of intrusive investigations. We can assist in finding Building Contractors to undertake the investigative work and can instruct them on your behalf, to undertake the necessary works.

We then visit to inspect the areas of the building exposed and can then provide a detailed report on the problems, advising on the most appropriate course of remedial action. This can include providing drawings details and specifications for repair.

With subsidence investigation problems it will often lead to your Building Insurers becoming involved. We can work directly with them to ensure your property is properly repaired and to take some of the stress and strain of such problems away from you, as the home owner.

Contract Administration

If you are planning a larger building project, perhaps a new build house, large extension or full refurbishment, Paul Grinyer Associates Ltd can help, beyond just providing Structural Engineering services and advice.

With significant experience in Contract Administration, Paul Grinyer Associates Ltd can help you ensure your project is completed in a timely manner and in budget, whilst taking some of the stress of undertaking such projects away from you, the client.

We will provide all necessary structural engineering calculations, drawing and details, often working with your Architects or Building Surveyors. From there we prepare a Schedule of Works for the project and obtain Competitive Tender prices from experienced local building contractors. Once a contractor has been selected we can instruct them on your behalf and continue on to the construction phase of the project.

During the construction phase Paul Grinyer Associates Ltd will liaise with the client, contractors, Architects or Building Surveyors, Building Control, etc to ensure the project runs smoothly, whilst monitoring progress and costs to reduce delays and deal with any difficulties that inevitably arise, proactively dealing with them before they become problems.

We will review the general workmanship to ensure it is completed to the highest standards and ensure any defects or snagging items are dealt with prior to completion.

On completion we will provide any necessary Practical or Structural Certificates for the project, as may be required.


Services to Managing Agents

Using our expert knowledge of Building Structures and Construction Paul Grinyer Associates Ltd will work closely with Managing Agents of residential blocks of flats and the like to inspect, diagnose and provide advise on resolving building defects, including structural defects, damp and water penetration, general repairs, maintenance and capital works.

We can provide expert structural advice and Contract Administration services to assist Managing Agents in resolving all types of Building Defects.

Following defect investigation and diagnosis we will help obtain Competitive Tender prices from building contractors based on a Schedule of Works which we produce, in order for you to comply with the requirements of Section 20 or the Landlord & Tenant Act 1985.

we can prepare long term building repair and maintenance plans, obtain costings to assist with budget planning and capital works expenditure.
